Equity Bridge Capital Meets Deadline to Close a $1,400,000 Cross Collateral Bridge Loan - San Francisco, California


Recently, before the 4th of July Holiday , we were asked by a repeat borrower of ours to assist them with a challenging situation. One of their properties, a mixed use building in a great San Francisco neighborhood had a 2nd position Bank line of credit that was maturing at the end of the month. The borrower had some complicating factors preventing them from either replacing just the 2nd or even refinancing all of the debt with a new 1st. Threatened with the prospect of soon being in technical default, we put our heads together to come up with a solution - which was to also use 2 of his other properties ( which included his personal residence ) as cross collateral. The loan amount we settled on was $1.4M with a combined LTV ( loan to value) between the 3 properties of 52%. This in turn would allow him to keep his 1st position Bank loan on the mixed use building. Ultimately, the complex cross loan was underwritten , processed, and closed just in time to meet the maturity date deadline making for a very happy, stress free 4th.
